Architects cite common mistakes future homeowners should avoid

See what licensed architects have to say if you plan to build a home.

Hindi dagdag sa gastos ang pagha-hire ng mga professionals kapag nagpapagawa ng bahay, lalo na kung first-time homeowner ka.

Sa tulong ng licensed architects, maiiwasan ang mga palpak na gawa at mga posibleng problema sa ipinapatayong bahay.

Panimula ni Architect Dannie Florendo, “How many years have they studied not just theory, application na din?

Sinuportahan naman ni Architect Ed Ramos ang sagot ng couple architects.

Bungad ni Ed, importante na may tamang budget allocation kapag magpapagawa ng bahay para hindi mag-resort sa shortcut, na later on ay magiging sanhi ng problema.

Aniya, “Yung budget allocation nila para sa planning, kasi iyan yung nami-miss out, e.

“Ang common na ginagawa ng mga owner, umiiwas sila sa mga professionals…

“Sa building permit iniiwasan nila, kasi ang iniisip nila added expenses lang na hindi naman kailangan.

“Pero yun yung pinakamahalaga, e, yung planning."

Dagdag pa ni Ed, “Kasi by doing proper planning, mawawala na po yung mga paulit-ulit na trabaho, yung mga errors.

“Kasi pag trial and error, malaking mawawala sa budget. Malaking expenses po iyon.

“So, in the end, sa kakatipid nila, umiiwas sila sa professionals, napapagastos sila nang mas madami.”

IMPORTANT REMINDERS FOR HOMEOWNERS

Nagbigay ang tatlong architect-content creators ng kanilang practical advice at reminders.

Nagbabala si Ed sa mga “hindi compliant sa code.”

Paliwanag niya, “Number one, wala silang building permit. So pag nakita sila ng local government, siyempre, meron liability sila roon.

“Bukod sa ipapa-stop yung construction nila, baka meron pang criminal liability.

“Plus, yung security rin nila mismo, dahil hindi dumaan sa professionals yung structure nila, yung electrical nila, baka ma-compromise po yung quality ng structure.

“Sayang kasi minsan lang sila mag-i-invest sa bahay tapos magkakaroon pa ng mga ganoong problema na costly.”

Payo naman ni Dianne, mas mainam na humanap ng location na iwas-baha.

Kung hindi man daw ito posible, maaari namang i-address ito ng isang licensed architect. Dito uli pumapasok kung bakit dapat sumangguni sa isang professional.

Ani Dianne, “Puwede namang gawan ng paraan, like ang isang consideration dito is budget… puwede rin kaming mag-design according to budget…

“Or kung kulang man yung budget, puwedeng per phase yung construction.

“Let’s say ground floor po muna and itutuloy, pero ang ide-design namin, for example, two story na.

“And magiging reference na ang movement para sa construction.”

May recommendation din si Dannie kung ang homeowner ay may sapat na budget sa pagpapatayo ng bahay.

Sabi niya, “Kung talagang nakapag-ipon tayo or whole ang budget, ang mare-recommend ko rin naman, sometimes we go for solar panels.

“Kasi it can help [with] our electricity. It can help also give back energy.

“And also, yung budget na iyan is eco-friendly and sustainable and longevity.”
