Kathryn Bernardo appears to be entering a new season of independence.
Less than two years after celebrating the completion of her family’s mansion, a project she nurtured since 2016, she is reportedly moving into a residential landmark in Makati known for its exclusivity and prestige.
But first, the family mansion. It was a labor of love nearly a decade in the making.
She bought the property in 2016, worked to the bone to fund its construction, and finally welcomed friends and colleagues to a housewarming on April 11, 2024.
The star-studded affair drew ABS-CBN President and CEO Carlo Katigbak, Piolo Pascual, Dimples Romana, and her then onscreen love-team partner, Alden Richards.
Now, Kathryn is reportedly carving out her own private space at One Roxas Triangle— investing heavily in remodeling to turn the unit into her sanctuary, even if, according to chatter, it is still a rental.
As the country's box office queen with two record-breaking films—one holding the #1 spot and the other the #3; and as one of the most in-demand among the nation's brand endorsers, with 35 active endorsements as of May 2025, Kathryn’s rumored new property is undoubtedly a well-earned win.
Here's what we know about her new place.

A Landmark of Prestige
One Roxas Triangle—a residential condominium skyscraper launched in 1995 through a collaboration between Ayala Land, Hongkong Land, and Bank of Philippine Islands—remains one of the most coveted addresses in the Philippines.
Its twin, Two Roxas Triangle, following two decades later, cemented the Roxas Triangle Towers as a Makati skyline fixture.
According to Ayala Land Premier's website, units here range from three- to five-bedroom layouts, notable for their expansive floor areas, a rarity in condominium living.
Housing only 182 residences per tower, the Roxas Triangle Towers raise the bar for exclusivity.
Aside from limiting each floor to just four units, the unit sizes begin at 302 square meters and go up to 550 square meters for the largest cuts.
The garden level hosts just two residences, while the standard units occupy the fourth through the 41st floors.
Above them are the coveted Sky Units, capped by the penthouses—seven in all, with four bi-level layouts and three expansive flats.
Current listings put the value of the units between PHP85 million and PHP280 million, while rental rates hover at PHP200,000 to PHP600,000 per month on yearly contracts.

A Roster of Prominent Neighbors
Living at One Roxas Triangle places Kathryn among an elite circle of residents whose names have influence in business, media, and entertainment.
Karen Davila
Broadcast journalist Karen Davila and her husband, D.J. Sta. Ana, likewise call the building home.
Their corner unit is a showcase of Filipino artistry, according to a PhilStar 2013 article published by Joanne Rae M. Ramirez.
The writer mentioned that the walls were covered by artworks by H.R. Ocampo and Fernando Zobel, with furniture by Kenneth Cobonpue strewn about.
Sarah Geronimo and Matteo Guidicelli
Karen herself may have let slip the presence of another famous pair of residents.
In March 2020, she posted an Instagram Story with Sarah Geronimo and Matteo Guidicelli, tagging the pop superstar couple as “Kapitbahays! Newlywed Happiness!”
The post was later deleted.
The couple previously lived in One Roxas Triangle but have since moved to a village in the south.
Kris Aquino
Former residents also add to the tower’s star-studded history.
“Queen of All Media” Kris Aquino once resided in the tower, covered extensively in the September 2011 issue of YES! magazine house feature.

The space pulsed with boldness of personality, evident in tufted sofas and armchairs in fuchsia and deep red, raspberry-colored walls, and a guest room accented with fiery orange, softened by white linens.
It was a home reflecting Kris’s signature for drama and spectacle.
Anne Curtis
Anne Curtis moved into One Roxas Triangle at the height of her It’s Showtime busy schedule.
In the September 2015 issue of YES! Magazine, she explained that the choice was born from sheer necessity.
Endless commutes from her Parañaque townhouse to Quezon City had drained her time and energy, often forcing her to linger in Makati or Ortigas to dodge gridlock.
The tower became her escape hatch from Metro Manila’s punishing traffic.

Mark Alcala
Unconfirmed buzz also links Lucena City Mayor Mark Alcala—said to be the current suitor of Kathryn Bernardo and, possibly, her boyfriend—to the same address, although PEP has yet to verify the accuracy of the information.

Security and Privacy of the Highest Standard
Security is one of One Roxas Triangle’s most defining qualities.
The property employs a multi-layered system: 24/7 patrols and guards at all entry points, HD CCTV monitoring, and state-of-the-art, laser-engraved keys.
Elevator access is card-restricted per floor, ensuring that residents are shielded from unnecessary intrusion.
Each elevator is designed to open directly into a private lobby for the individual unit, to enhance discretion for high-profile residents.
The building also guarantees 100 percent back-up power, a fully addressable fire detection system, and large water and fire reserves for emergencies.
